At Elevation Davos, owners share rental income through a pooling model, enjoying collective benefits from all residential units. The hassle of letting and tenant-caused damage repairs is managed by the operating organisation and is treated as a shared operating cost among the pool of owners. The commitment by owners to make their apartments available for rent is an obligation. Direct letting by owners is not permitted to ensure an exclusive experience.
Elevation Davos is a permanent establishment according to Swiss law. This signifies that the available holiday apartments are open for unrestricted purchase by non-Swiss residents. This right extends to passing them within the family or selling them to third parties. Foreign residents owning property in Switzerland face no constraints when acquiring a permanent establishment apartment.
Each serviced apartment consists of a one-bedroom suite and a hotel double room. This gives the owner the flexibility to enjoy their time in one unit while the other is rented out by the operator, generating a return.
Restricting owner usage to a total of six weeks in peak periods—three in winter and three in summer—enables the resort operator to generate income on behalf of owners, ensuring successful operation while providing an attractive return.
Outside peak times, owners can enjoy the use of their units with the charge of a one-off cleaning fee. During these periods, owners may use their apartments without any time constraints, provided the units have not been reserved by an external guest.
The specific dates of the peak periods are determined by the operating organisation, during which owners are limited to 6 weeks. Owners typically do not have direct access to their apartment during these times. Should owners wish to extend their stay beyond the 6 weeks, they may do so as a paying guest. While staying as a paying guest, they are entitled to their share of the generated income.
A parking space in the underground car park will be made available for the duration of the owner occupancy. Owners and their families have access to the spa and wellness area during this period.
The resort operator commits to maximizing the market presence of the contractual property, incorporating dynamic pricing and professional considerations for optimal capacity utilization.
Handling all facets of management, from marketing to maintenance and pre-stay cleaning, the resort operator ensures a seamless experience. Detailed documents outlining income, costs, and commissions are diligently prepared and shared with owners twice per annum, ensuring a comprehensive service for the smooth operation of their investment.
